These are Steveston Village, Steveston North and Steveston South.

The Steveston Village neighbourhood borders No 1 Road and Steveston Hwy all the way to Garry Point. Out of the three neighbourhoods, the Village is the most convenient for all your shopping and amenities. It’s perfect if you enjoy outdoor walks and commuting by bikes.

The starting price point for a detached home in Steveston Village is $1,500,000. If you are looking for a townhouse then you may want to consider Mariner’s Village. It’s a large complex with a much more affordable starting price point of $650,000. Lastly, if you are interested in purchasing a condo, there are a few newer buildings. Starting price point for a 2 bedroom unit is $950,000.
Schools
Lord Byng Elementary is the catchment elementary school for Steveston Village. In fact, it is centrally located within the neighbourhood. It has a 6.7 rating on Fraser Institute’s school ranking list. In addition, the catchment high school for the area is McMath Secondary school. It has a 6.6 rating. Also, French Immersion programs are offered at McMath Secondary and Diefenbaker Elementary.
Steveston North Neighbourhood
Steveston North is a quiet residential neighbourhood. It is located north of Steveston Highway to Williams Road, and West from No. 2 Road to the dyke. There are some homes have large lots and spacious layouts. On the other hand, there are also more affordable, smaller lot homes. In addition, there is a good variety of recently built townhomes in the area.
The starting price point for a detached home in Steveston North is $1,400,000. However, there are numerous much more affordable, older apartment buildings in the area. Starting price point for such 2 bedroom condos is $500,000. Lastly, if you are interested in purchasing a townhouse, the starting price point is $1,050,000.
Schools
There is a number of school catchments in Steveston North. Depending on where you reside, the elementary school would be either Steves Elementary, Diefenbaker Elementary or McKinney Elementary. All of these elementary school have a fairly high ranking on Fraser Institute’s school ranking list. The catchment high school for most of Steveston North is Boyd Secondary School. However, if you reside on the East end of the neighbourhood, your secondary school would be Steveston-London.
Steveston South Neighbourhood
The Steveston South neighbourhood is geographically located South of Steveston Highway, between No. 1 Road and Railway Avenue. In addition, the area south of Moncton between Railway and No. 2 Road, is also a part of Steveston South. What’s more, this area is home to Imperial Landing Park and Britannia Heritage Shipyards. It is nested along the Fraser River. Therefore, Steveston South is known for its waterfront boardwalk with piers.
Steveston South is home to luxury townhomes and apartments. In fact, many of these have gorgeous waterfront views. The starting price point for a detached home in Steveston South is $1,500,000. The Steveston South neighbourhood has three elementary schools. So, the school that falls into your catchment area will depend on which part of the neighbourhood you live in. For instance, If you live closer to Steveston Village, the elementary school is Lord Byng Elementary. It has a 6.7 rating on Fraser Institute’s school ranking list. For those who live South of Moncton Street, Homma Elementary is the catchment school. It has a 7.1 rating. Lastly, those who reside closer to Railway and Steveston Highway, will attend Westwind Elementary. It currently has a 6.0 rating. The catchment high school in Steveston South is McMath Secondary. It has a 7.8 rating.
Commute
Steveston is located in the South-West corner of Richmond. Those who regularly commute into Vancouver or Delta can take Steveston Highway to Highway 91. On the other hand, No. 2 Road will take you to the Arthur Laing Bridge. Also, Central Richmond is just a short drive away. Lastly, for those commuting by public transit, there is a good variety of bus routes throughout Steveston. These include busses 401, 402, 406, 407, and 413.
Steveston Parks
Steveston, Richmond is the place to be! It’s perfect if you enjoy being outdoors. With plenty of parks, trails and dykes, there is something for everyone.
For instance, you can enjoy daily walks along the West Dyke Trail. Just south of this trail is Garry Point Park. This park is close to the wharf. It provides spectacular waterfront views of the Fraser River and the Gulf Islands. With plenty of waterfront access and open field space, it’s especially great for summer picnics, evening strolls and kite flying.
Another highlight of the village is Steveston Community Park. The 30 acre park features a unique playground. It is a perfect fit for the community as it is built in a finishing village theme. There is also a waterpark for summer splashing. This makes it a popular destination for families.
In addtion, another great outdoor place in Steveston Village is the Imperial Landing Waterfront Park. It is located on the historic cannery site. This large waterfront park is perfect for afternoon strolls.
Lastly, be sure to check out the London’s Landing. There you can enjoy a long stroll at the South Dyke Trail with views of Steveston Island. This island is also known as the Shady Island.
Locals also often enjoy numerous school park in the area. These typically tent to be less crowded. They include Homma, Byng, Diefenbaker, and McKinney Parks. We cannot wait to see what it will look like.
If you enjoy exploring history, be sure to spend some time at the Gulf of Georgia Cannery. During your visit you’ll learn about the historic significance of the West Coast fishing industry. Also you will explore some amazing artifacts.
Another great place to spend time at is the Britannia Shipyards. It is a large outdoor site along the Fraser River. This waterfront site includes heritage cannery residences. There are also boat works, a shipyard, and boardwalk. All in addition to the Murikami Visitor Centre.
