The East Richmond neighbourhood is one of the largest neighbourhoods in Richmond. East Richmond is comprised primarily of farmland, industrial land, and very-large single-family homes. Due to the size of the homes, and their lots, the starting price point for single family homes in the area is $1,900,000.
Commute
East Richmond is the ideal location for those who commute into Vancouver, Delta, and Surrey regularly by car. It has easy access to both Highway 91 and 99 as well as Knight Street Bridge. There is bus service in the area along Westminster Hwy.
Schools
The East Richmond neighbourhood falls into two school catchments. So, your school will depend on which part of the neighbourhood you live in. If you live North of Hwy 99 the elementary school is McNeely Elementary. Which has a 6.8 rating on Fraser Institute’s school ranking list. The high school will be Cambie Secondary which has a 6.6 rating.
Alternatively, if you live South of Hwy 99, the elementary school is Kingswood Elementary. It has a rating of 5.3. The high school is McNair Secondary with a rating of 5.4.
Parks
If you enjoy the outdoors East Richmond may be the right neighbourhood for you. The Richmond Nature Park which is 200 acres with 4 walking trails is the largest park in the neighbourhood. Triangle Road Park is also located in East Richmond.
Shopping
When living in East Richmond you have access to many farm stands. Our favourite place to visit for our fresh produce is Richmond Country Farms. For fresh breads we love Buns Master’s Deli.
Dining
There are some different dining options in East Richmond. One of our favourite places to visit with the family is Old Spaghetti Factory. Other options include:

Lastly, there are several fun things to do in East Richmond. Our favourite things are wine tasting at Country Vines and going for pitch and putt at Savage Creek. Other thing to do are:
